92,903-m² (1-million-ft²), phased, modular, "net-zero" mixed-use development, designed as a state-of-the-art prototype for a national competition, with a 9-story office building (Phase 1) and a 32-story office tower and 6-story residential component (Phase 2), all on top of restaurants, retail, and 4 levels of below-grade parking. The “plug-and-play” design allows implementation in nearly any location, adaptation to any building program or scale, and delivery on a compressed schedule. Sustainability considerations reduced embodied carbon by 46 percent, and civil sustainability solutions include a green roof, rainwater harvesting, and on-site wastewater treatment.
