Located immediately adjacent to and downhill from Interstate 5 on an extremely steep sloping site, MKA’s design for this 12-story, 160-ft-tall life sciences building required thoughtful planning. To meet strict Washington State Department of Transportation requirements, the building was designed to limit movement and resist forces from the uphill soil combined with a full seismic event. Offset cores, located on the uphill side of the site, allowed for strategically placed amenities and maximized tenant flexibility and views away from the highway. Additionally, the project includes event, wellness, and conferencing spaces as well as four levels of below-grade parking for 165 cars. It is targeting LEED Platinum certification.
